Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- While enjoying your stay at The Bear Cave, you have access to most amenities inside Eagles Nest.
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
Policies and Rules
- No smoking allowed.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)

- The summer concerts are open to all guests; there is an admission fee for each person and a cash bar for food and drinks.
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
Fees and Payments
- This home allows up to 3 mature, well-trained dogs under 60 lb only, with an additional pet rent of $50 per pet per night plus tax. Pets other than dogs are not permitted.
- There is an amenity fee to maintain the facilities and features in the development.
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- Summer concerts admission fee for each person; cash bar for food and drinks.
- Firewood may be purchased at the time of booking, or by calling with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- CANCELLATION POLICY: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
- OFF-PEAK SPECIAL: Stay longer than the minimum number of nights and automatically receive a 5-10% discount, excluding holidays.
Parking Information
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle; chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Free parking is available on site.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are provided for one or two nights. Hair dryers are provided. Towels and linens will be provided.
Amenities Access (Eagles Nest Facilities)
- Great Camp amenities: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 Dollar General concept store.
- North Pavilion amenities: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking).
- Camp amenities (BYO Equipment): Tennis Courts, Pickleball, Disc Golf, Archery (restrooms and pavilion coming soon).
- Vineyard: Food and wine served. Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p; Sat & Sun 1p-7p. All visitors on premises at winery must be 16 years or older. This is strictly enforced.
